Retail project gets go ahead
AN Bord Pleanala has granted planning permission for the re-development of a neighbourhood centre and supermarket at Oak-park on the Listowel Road in Tralee, which will create 20 jobs during its construction phase and 14 retail posts on completion. Owners of Spar Oakpark, Louis Byrne and Colette O’Sullivan, had previously been refused planning permission by Tralee town council but this decision was subsequently over-turned following an appeal to the board. The couple had sought planning permission for the demolition of the existing shop and adjoining bungalow and the construction of a new two-storey building with a larger purpose built supermarket of approximately 3,500 square feet, two smaller ground floor retail units and a medical/dental surgery over-head. The building will also include training rooms and demonstration kitchens for retail staff training, while off-street parking for over 30 cars and a dedicated delivery area are also planned. The purpose-built super-market will include an offlicence area, hot-food counters and a seated area for dining in store. An initial proposal to include three townhouses on the site was ruled out by the board.
Tralee Town Council had refused planning for the enlarged store on the basis that such a unit could detract from the vitality and vibrancy of the town centre and that the development would cause a traffic hazard. In contrast, An Bord Pleanala’s inspector found that given its size and location, the centre would only be likely to provide retail services to serve local needs or to trade that was passing away and that the proposed development would be in keeping with local and national retail policy. The report added that the building was of a high standard of architectural design and would therefore be likely to improve the quality of the streetscape along the Oakpark road.
